Centre Manager (Shopping Mall)

Location: Benin City, Edo

Job Summary
This role handles complete Centre operations and aims to enhance income generation through efficient management strategies and asset control.

The role further includes supervising budget allocation, lease agreements, procurement processes, and third-party service contracts, along with overseeing maintenance operations.

It ensures adherence to health and safety rules and monitors the quality and cost-effectiveness of services provided.

The position also involves feedback reporting to management on all relevant matters.

Responsibilities

Centre Management:

  • Monitor competitor and market activity, including tenant shifts and new properties.
  • Represent the Centre at events and operations meetings.
  • Suggest and execute refurbishment plans.
  • Maintain project oversight and ensure high building standards.
  • Ensure the Centre stays clean, safe, and properly run.

Client Reporting:

  • Share accurate and timely updates with clients.
  • Monitor monthly income and costs.
  • Keep an eye on turnover-based rentals.
  • Evaluate operating costs against budgets each quarter.
  • Review general recoveries monthly.

Planning & Budgeting:

  • Prepare annual budgets before January ends.
  • Review rents quarterly to maintain optimal rates.
  • Create Centre business plans.
  • Draft and monitor a five-year financial plan.
  • Evaluate quarterly results.

Debtors & Creditors Management:

  • Hold monthly review meetings with debtors and approve legal steps if needed.

Tenant Management:

New Tenants:

  • Propose rent levels and lease mandates.
  • Manage lease discussions and build relationships with tenants.
  • Document and manage new lease records.
  • Coordinate installations via technical teams.
  • Sign off on completed premises.
  • Oversee contractors.

Existing Tenants:

  • Renew leases within set rent guidelines.
  • Act as liaison for tenant concerns and promotional efforts.
  • Track tenant turnover.
  • Manage ongoing lease negotiations.
  • Respond to tenant issues.
  • Ensure vacant spaces are filled or well-presented.
  • Maintain tenant satisfaction.

Expense Control:

  • Approve account payments.
  • Manage costs for cleaning, maintenance, and utilities.
  • Ensure vendor performance is effective.

Public Relations:

  • Build strong community engagement.
  • Drive customer visits to the Centre.
  • Produce marketing materials.
  • Support tenants to enhance their services.

Requirements

  • Bachelor’s in Estate Management or related field.
  • A Master’s in Estate, Facility, or Business Administration.
  • IFMA membership is a plus.
  • 10+ years of experience, with at least 5 in Centre management.
  • Strong leadership and multicultural team management skills.
  • Must live in Edo State, Nigeria.

Senior Estate Surveyor & Valuer

Scope
This role is responsible for expanding the Estate brokerage, management, and valuation business at the branch level.
It involves full operational oversight of the branch, including the Capital Markets, Property Management, and Valuation services.

Requirements

Experience:

  • Degree in Estate Management, minimum second class
  • 12–15 years in real estate, including brokerage, valuation, and property management
  • NIESV and ESVARBON membership required

Scope
Manage and grow Knight Frank’s Property Management service line to meet annual performance targets.

Responsibilities
